What is a
Home Inspection?
A home inspection is an evaluation
of visible and accessible components of a home, such
as, electrical, plumbing, heating, etc... A home
inspection is not an appraisal of the property's
value, nor is it a report on repair costs on items
that are not functioning as intended. A home
inspector knows state and local building code
requirements, however a home inspector is more
oriented to safety issues and structural failures
and deterioration.
The Home Inspection
The home inspector will provide you with
a written contract to be signed prior to the inspector
entering the property. The inspection may take anywhere
from three to four hours to conduct. it is recommended
that the homebuyer be present for the inspection. If
this is not possible the real estate agent can represent
you. Schedule the inspection during daylight hours. All
utilities should be switched on (electric, water gas). A
complete report on the property, covering all aspects of
the inspection, along with a summary page will be
provided to the home buyer within three days of the
completion of the inspection. The report will cover:
foundation, basement and structure, exterior, roof,
plumbing system, electrical system, central heating
system, air conditioning system, interior, kitchen
appliances and summary report. Let professionals help
